1. Properties & Pricing
Yes, both the Solstice and Canopie communities have covenants in place to help maintain the aesthetic and natural environment of the area. We’d be happy to send you a copy for review. We also strongly encourage community members to integrate our Guide to Sustainable Living into their planning, building and daily practices.
Solstice lots are serviced with municipal water. In other parts of inSitu, servicing details vary by lot and can be confirmed during your consultation with our real estate coordinator.
Lot pricing begins around $125,000 at Solstice and $220,000 at Canopie, depending on size and location. Please contact us for full pricing details.
inSitu currently offers properties in two communities:
- Solstice, with half-acre lots providing convenient access to the golf course, ski hill, and mountain biking trails.
- Canopie, featuring 1+ acre lots with private, shared waterfront access on Lac Fournier. Lots provide gorgeous views, privacy, and easy access to skiing, golfing, hiking and mountain biking trails.
Solstice is ideally situated between the golf course and ski hills (View on Google Maps), while Canopie is located on the northeast side of Lac Fournier, offering lake views and access to trails and amenities (View on Google Maps). 2. Lifestyle & Community
Yes! inSitu operates Camping Mont Ste-Marie, temporarily located at the base of the ski hill (View on Google Maps). The campground offers 33 sites ranging from 45×35 ft to 30×25 ft, suited for tents, vans, and trailers. It features two communal spaces with bonfire pits and picnic tables, portable toilets, potable water, and a bike-wash station. The area offers easy access to some of the region’s best outdoor experiences, including mountain biking trails, a golf course, and the Lac Fournier beach, only a short walking or biking distance away.
A 2023 questionnaire with 339 responses revealed strong interest in more food options, camping, bike rentals, children’s activities, and nature conservation. This community feedback, along with close collaboration with the Lac Ste-Marie municipality, MRC and fellow landowners, is shaping inSitu’s current initiatives and plans for the future. We also actively work with other key community groups, such as Velo MSM, to align inSitu with their objectives.
inSitu’s vision is to create vibrant, active communities rooted in nature. Our mission is to develop responsibly while preserving the area’s natural beauty and trail systems, guided by core values: Respect Nature, Encourage Play, Foster Community, and Build Sustainably.
Mont Ste-Marie is a four-season destination. The area includes skiing (alpine, back-country, and cross-country), snowshoeing, hiking, mountain biking via Velo MSM trails, golf, swimming, paddle sports, and more. The area is a paradise for outdoor enthusiasts of all ages.
3. Development & Planning
We ensure sustainable development by implementing our sustainability framework that guides our responsible, phased approach to community building. We also encourage our inSitu property owners, along with other community members, to use our inSitu’s Guide to Sustainable Living, which is full of useful tips and resources for building and living with less impact on the natural environment.
Further, we are partnering with experts like Terra-Bois and nature conservancies to create long-term land management strategies that protect biodiversity, wildlife corridors, and forests. In our Canopie community, this commitment means having building setbacks from the shoreline, minimizing road footprints, and permitting shared dock spaces to minimize shoreline disruption.
In the winter season, and for special events, the Mont Ste-Marie ski lodge provides a restaurant, bar and meeting and event space. inSitu has secured a lease for the ski lodge to expand summer-use opportunities. Within Mont Ste-Marie and in the nearby town of Lac Ste-Marie, you’ll find a variety of convenient amenities, including the popular restaurant Chez Malo, Marché Ami (a dépanneur), on-site ski rentals, as well as hotel accommodations and AirBnBs, making it easy to enjoy both day trips and extended stays. Our commitment to enhancing the area includes exploring additional on-site amenities, as the need grows with the community. This is a collaborative process, involving community engagement and close work with the municipality and MRC, where we aim to be a catalyst for new initiatives.
The inSitu master plan will focus on thoughtful, phased community development, including projects like Canopie, while prioritizing trail preservation, conservation land designation, and sustainable land use. It also emphasizes creating connections to adjacent lands and working closely with local partners to introduce new amenities. Together, these efforts will support year-round recreation and allow for growth of vibrant, thriving communities.
